AFFORDABLE HOUSING MANAGEMENT PROGRAM:NWOCs Affordable Housing Program provides housing to low-income families in Orange County, CA.NWOCs Affordable Housing wholly owned portfolio consists of 4 multi-family properties totaling 35 units. These units are primarily located in the cities of La Habra and Fullerton. NWOC employs a third party property management company to perform property management duties. The goal of the program is to provide affordable housing to households whose income falls within classifications set forth by state and/or federal guidelines, as well as investor requirements.
Down payment assistance and lending:our lending department offers a variety of sustainable lending products available for customers to take advantage of. As a broker of first mortgages we are able to provide customers with sustainable fixed rate mortgages. To help customers achieve affordability we also are able to combine the first mortgages with different types of down payment assistance products that come from either our own capital or capital from a different lending institution.
Education and counseling:our organization provides workshops in the areas of purchasing a home, and financial capability, to assist those who are interested in achieving homeownership. In addition to providing workshops, our organization also provides individual development sessions where customers can work with staff to design an individualized action plan that outlines the steps they need to take to reach their goal of homeownership.
